Checking Things Off My Bucketlist

Everyone has a bucketlist, right? Or at least an idea of things you’d like to do before you die.

I do. It’s not very long, mostly because I forget to actually add to it. It is more of an “in my head” list of things.

Sometimes I do things and think, ok, well, that can be checked off my bucketlist….even though it was never actually ON the list!

I completed one of these items on Saturday, April 6th. Thanks to the suggestion by my bff & trainer Cassy, I completed my first Indoor Triathlon at Prairie Life Fitness! It consisted of 10 laps in the pool (1 lap was back and forth), 6 miles on the spin bikes, and a 2 mile run around the track.

When Cassy suggested I do the triathlon months ago (it’s a yearly thing at PLF), I got in the pool to practice. ONCE. I didn’t get into the pool again until Saturday morning. I did however practice the bike & run together. I spin almost every Friday so I wasn’t worried about that AT ALL. The rest…I was a little concerned about.

Thankfully I caught up to Cassy on the track (she was 2 laps ahead of me), and we ran together for the majority of the race which helped me keep my pace (especially when I wanted to stop!) then she finished my last two laps with me! (LOVE her).

I’m happy to report I finished in 46:10. I was the 3rd female finisher (out of 6) and actually beat someone (by 35 seconds) who was ahead of me for most of the race.

I won’t lie, I wanted to DIE at the end. And I was super sore the next day! I think lack of training for the swim (I did breaststroke) and spinning super fast (and of course a run afterwards), really worked my hipflexers! It’s 5 days later & I still have no desire to do another triathlon. Maybe that will change, maybe that won’t. But at least I can say I DID IT!

The Culinary Center of Kansas City — Cooking Class

Last week I was able to add a new Kansas City Adventure to my list of accomplishments. My friend Jen Trusty & I attended a cooking class at The Culinary Center of Kansas City.

We took a class in their “Heart Healthy” series – Heart Healthy Meals in a Flash. For those that know me, I’m pretty good at following recipes, but don’t especially like to cook. (hello, who wants to cook for one?!). We had a BLAST & learned so much!

Rachel Ciordas was our amazing teacher! Not only did she give us instructions on the foods we were making, she educated us along the way. Here are just a few of the things I learned:
– Grass fed beef is higher in omega 3 & lower in calories than grain fed beef
– Look for wild salmon. Sometimes it’s better to buy frozen (in KC) since we aren’t close to the ocean
– Fennel (never had it before!) – is good for digestion, has a sweet flavor and you should cut against the “strings”
– Leeks are in the onion family (another food I’d never had used before)
– Instead of using salt (or to reduce the amount you use), add something acidic
– Salt is to enhance flavor (I found this interesting, I hardly ever use salt!)
– Cumin is very good for you
– Frozen veggies are better than canned veggies. Avoid canned whenever possible. If you must buy canned, look for something without BPA added & get no-salt added

In addition to all this great information, we made an entire meal!!!

This was our hand-on activity! We got into groups and worked together to cut up the ingredients (including Fennel & Leeks) & put together our meal.

Next up was Pasta with Asparagus, Peas & Arugula. You’ll be surprised to hear that I was the “assistant” on this prep. 😉

We used goat cheese to melt into a light creamy sauce. Again, another yummy & easy meal!

Next up was probably my favorite food of the night, Quinoa with Corn, Black Beans & Jalapenos. It was amazing!! I’m pretty sure everyone had my table went back for a second helping of this!

Dessert was Crazy Strawberry Pazzo with Mascarpone. I am sad I forgot to snap a picture of this! It included strawberries, balsamic vinegar, biscottis & mascarpone cheese (you could also use cool whip).

Jen & I had an amazing time! I would highly recommend taking a class at The Culinary Center….and Rachel was a fun & informative teacher!!

Why Wait for Spring to Start Cleaning & Decluttering?

Two weeks ago I got an email from my friend Rachel Ellyn who along with Duane Daugherty hosts Everyday KC, an online Radio Show. She wanted me to be on the show to talk Real Estate, but more specifically, my organization tips.

I had been slacking on getting these tips onto my blog, so it was GO TIME! I searched the internet for great tips to share & started cleaning out closets with some of my own ideas. These tips are now ready (or will be) to share with you over the coming year. AND I am proud to say that so far I have FIVE bags of things to donate!!

Of course clutter for one person is decorations for another (my mom thinks my entire house is clutter – I see decorations!). I found an awesome article about the definition of clutter from The Complete Guide to Imperfect Homemaking. I have definitely been clearing out the excess in my house & it feels GREAT!!!

* Clean the tub and shower.
Spray with cleaner and scrub the walls and the basin in a circular motion from top to bottom. Spray the entire area with plain water to rinse off the cleaner, and wipe it down again with a damp cloth.

* Shine the mirror.
Spritz a cloth with glass cleaner or dip it in dishwashing liquid and water.

* Scrub the sink.
Wipe the sink and the vanity top with a damp cloth and dishwashing liquid or cleaner. Rinse completely and go over the area a second time. Scrub the drain with a toothbrush and scrape buildup from the joints between the sink and the counter with the edge of an old credit card.

* Disinfect the toilet.
Scrub both the inside and the outside. Or toss two antacid tablets into the bowl, let them dissolve for 20 minutes, then brush stains away with a toilet brush.

* Mop the floor.
Using a sponge and cleaner diluted in water, and starting from the farthest corner of the room, work toward the door, going left to right. Dip the mop into the bucket of cleaner, wring it out, and push it over a manageable section of the floor. Then dip the mop into a pail of clean water, wring it out, and mop the section again.

* Clean the wastebasket.
Spray both the inside and the outside of the wastebasket with all-purpose cleaner, and wipe it down with a cloth.

* Wipe down the shower rods and rings.
Use a cloth dampened with water and dishwashing liquid. Dust can build up, preventing the rings from moving smoothly.

* Do the medicine cabinet.
Empty the contents, placing them in the sink, then mist the walls and the shelves with cleaner and wipe with a cloth. Scrub any dirty areas with a toothbrush.

* Clean the cabinets.
Lightly dampen a cloth with water and cleaner, and work in the direction of the grain, from top to bottom. Rinse and repeat. Polish the knobs.

* Wipe the faucet and fixtures.
Use a cloth spritzed with cleaner. Buff with a clean cloth.

* Unclog the air vents.
Dust or vacuum with a brush attachment.

Happy New Year — 2013

Happy New YEAR!!

Yes. I know it’s January 11th. Yes. I know I’ve been a HORRIBLE blogger. I will TRY to do better. I promise.

I’ve been thinking a lot about what I would write in this first post. Of course I didn’t take notes on all of my ideas, but that will just make this a little more entertaining to write..and hopefully read.

2012 was a good year. I had the honor of standing by my friend Jennifer (Miller) Trusty as she married the love of her life. I (again) started my weight watchers journey. I continued to workout like a bad women adding crossfit to my list of exercises I love. I’m stronger both mentally & physically. I started working part-time for an attorney (I’ve learned so much). I’ve continued helping my clients find their dream home. I volunteered with HappyBottoms. ….and so much more!!

I am ready to continue all of the above and add more to my list for 2013!

Here are just a few of my goals for the year:
– Continue helping buyers and sellers. I love my clients & I love helping them find not just a house but a home.
– Get to my goal weight and MAINTAIN it.
– Run (jog) my first 5k. (I’ve done plenty but never run the entire 5k. I have succeeded in running 5 miles (on the treadmill), so I know this is possible!)
– Complete the triathlon at my gym.
– Continue to help grow the business at the Grover Law Firm (Law office I work for).
– Volunteer with HappyBottoms — helping provide diapers for Kansas City Babies
– Get back to sending monthly birthday cards to my friends & clients.
– Do Random Acts of Kindness throughout the year. (I have a few ideas up my sleeve and just sent a random gift today)
– Re-start my Kansas City “stay-cation” and experience more of the amazing things this town has to offer!

I know there are others, but this is a GREAT start. What are your goals for the year?

10 Tax Tips for Homeowners

The IRS has recently issued a helpful list of 10 tax tips all homeowners should keep in mind when selling a home:

1. You are usually eligible to exclude the gain from income if you have owned and used your home as your main home for two years out of the five years prior to the date of its sale.

2. If you have a gain from the sale of your main home, you may be able to exclude up to $250,000 of the gain from your income ($500,000 on a joint return in most cases).

3. You are not eligible for the exclusion if you excluded the gain from the sale of another home during the two-year period prior to the sale of your home.

4. If you can exclude all of the gain, you do not need to report the sale on your tax return.

5. If you have a gain that cannot be excluded, it is taxable. You must report it on Form 1040, Schedule D, Capital Gains and Losses.

6. You cannot deduct a loss from the sale of your main home.

7. Worksheets are included in Publication 523, Selling Your Home, to help you figure the adjusted basis of the home you sold, the gain (or loss) on the sale, and the gain that you can exclude.

8. If you have more than one home, you can exclude a gain only from the sale of your main home. You must pay tax on the gain from selling any other home. If you have two homes and live in both of them, your main home is ordinarily the one you live in most of the time.

9. If you received the first-time homebuyer credit and within 36 months of the date of purchase the property is no longer used as your principal residence, you are required to repay the credit. Repayment of the full credit is due with the income tax return for the year the home ceased to be your principal residence, using Form 5405, First-Time Homebuyer Credit and Repayment of the Credit. The full amount of the credit is reflected as additional tax on that year’s tax return.

10. When you move, be sure to update your address with the IRS and the U.S. Postal Service to ensure you receive refunds or correspondence from the IRS. Use Form 8822, Change of Address, to notify the IRS of your address change.

The Benefits of a Home Warranty

I bought a home warranty when I purchased my house almost 9 years ago. I am a single girl with no family in town & let’s be honesty, I’m not very handy. A home warranty allowed me to call one number for many of my home maintenance needs. Early on, my hot water heater died and I got a new unit – WIN.

Each year when I renew my home warranty I cringe as I wrote the $500+ check. Thinking to myself “Do I REALLY need this?!” (Home warranties are usually more expensive after the first year). Every year I convince myself, “Yes, I DO need this.” Well, this year I am EXTRA thankful that I wrote that check!

About a month ago my AC went out. After sweating a few days, the repairman came out and installed a new power source to my entire HVAC unit. (my heat wouldn’t have worked correctly either). I never thought my house really cooled off after this but I was in denial about it…until Monday when I started sweating INSIDE my house. The house registered at 82 degrees (it was set for 75). Ok, we have a problem!! I called the warranty company & the repairman came today. I was honestly expecting them to tell me “it’s hot, deal with it.” Thankfully that’s NOT what they said. Instead I was told “guess what?! You are getting a new AC unit!!” Turns out there are multiple leaks in my outside unit & the coils inside need to be replaced! So in about 3-5 business days a new AC unit will arrive at the warehouse & then arrive at my house for installation!! If I were to call without a home warranty, this new unit (without coils and other stuff) would be $2300!!

Moral of the story – I am sooooo thankful I write that check (or give my credit card number) each year to renew my home warranty!!
